At Eagle Surveyors, our Level 2 Survey provides a thorough assessment of a property’s condition, helping you identify any significant faults before completing a purchase. Our surveys are typically more in-depth and detailed than the industry standard, ensuring that you have all the critical information needed to make an informed decision.
During the survey, one of our expert building surveyors will carry out a detailed inspection of the property, including the main building, garage, and any external structures. The findings are presented in a clear, easy-to-understand report, complete with condition ratings for each major component of the property:
- Condition rating 3 – Serious defects that need urgent repair, replacement, or further investigation.
- Condition rating 2 – Defects that require repair or replacement but are not urgent. Routine maintenance is required.
- Condition rating 1 – No immediate repairs needed. Standard maintenance is advised.
Our Level 2 Survey is suitable for most properties of standard construction, including flats, bungalows, and houses built after 1930. If you are purchasing an older, listed, or non-standard construction property, our more detailed Level 3 or historic building Survey may be more appropriate. Our inspection covers all internal elements, including ceilings, walls, floors, staircases, and decorative finishes. We also inspect roof space insulation, where accessible, and check internal walls for cracks or movement. This provides a complete assessment of the property’s interior condition.
Outbuildings and Grounds Inspection
We inspect all outbuildings and grounds associated with the property, ensuring you receive a comprehensive overview of the entire estate’s condition.
Fixtures and Fittings Inspection
Key elements such as kitchens, doors, windows, and other internal fittings are carefully inspected to ensure they are in good working order and free from any defects.
Dampness and Timber Defects Assessment
We check for signs of damp, timber decay, woodworm, and other timber-related defects that could cause long-term structural issues
Building Services Check
We assess the functionality and safety of essential services, including gas, electrical systems, solar panels, plumbing, and accessible drainage systems, ensuring they meet current standards.
Environmental Factors Assessment
Our environmental assessment includes identifying flood risks, evaluating geological factors such as ground stability, and testing for radon levels, a naturally occurring radioactive gas that can pose health risks. We also check for invasive species, including Japanese Knotweed, which can damage buildings and infrastructure if left untreated. This assessment helps to identify any external factors that may impact the property’s value, safety, or long-term stability.
Conveyancing Matters
Our report includes a section dedicated to issues that should be addressed with your legal advisor, such as boundary disputes, rights of way, planning permissions, or any legal implications that could affect the property transaction.
